A good rental income strategy generates positive cash flow.
Based on our findings, investors renting out their units have at least some furnishing work done up. Thus, renting out an unfurnished unit is unlikely to attract any potential tenants. Renting out either the semi-furnished or fully-furnished units are able to generate positive cash flow based on the average rental price.
When comparing the different unit sizes, it appears the fully-furnished 947 sqft generates the highest gross rental yield at 6.3%. The average rental price is also just slightly lower than the rental price for the bigger 1,238 sqft unit. The generally accepted market average is around a 5% rental yield.
One thing to note is that although the bigger 1,238 sqft unit earns a lower rental yield, understanding what potential tenants are looking for may be key in deciding which unit to invest in. In conclusion, there are many factors to consider when choosing the right property for investment.
