Harry & Sally (not real names, obviously) own a unit in The Zizz, a new development of serviced apartments with grounds sprawling across 9.59 acres. The going rate for a partial furnished unit was RM 1500, and RM 1800 for fully furnished.
However at the time of engagement, the rental market was having an off-peak season and demand was slow (market peaks during Jan-March).
We met up with the charming couple to discuss a way forward. Seeing as their unit was totally bare, we realised that their furnishing cost would be slightly higher than a normal makeover because there are no airconds, pre-fittings, etc.. How do we ensure Harry & Sally see profit in the long run?

The overall cost of the makeover came to RM 45K for a 1228 sqft, completely bare unit. The team delivered amazing results and the owners loved our work! They were able to secure a tenant within 2 WEEKS after the makeover at RM 2000, which according to client is the highest closing rental rate in The Zizz! What’s even cooler is that the tenant wanted the unit within 15 minutes of viewing it, and that was after having viewed 5 units.
